  • Ensuring CE Standards of Excellence.
  • Resolving resident concerns when necessary.
  • Ensuring all security and emergency situations are handled according to CE standards.
  • Receiving bids and negotiating contracts, and payment terms and delivery.
  • Following all federal Fair Housing and Landlord/Tenant laws and regulations.
  • Complying with and enforcing all CE policies and procedures.
  • Ensuring that all files are processed and maintained in a timely manner, including repayment agreements and special claims.
  • Completing property inspections.
  • Monitoring correction of inspection discrepancies and sending updates accordingly.
  • Ensuring site compliance with OneSite data entry and scanning and attaching of invoices and all deposits.
  • Monitoring and managing expenses compared to budget.
  • Preparing and submitting operating budgets to DMD and owners.
  • Reviewing and analyzing monthly financials.
  • Reporting to the property owner/investor/asset managers according to the schedule required.
  • Preparing financial information as requested by DMD or property owner.
  • Completing reserve for replacement draws on a quarterly basis.
  • Optimizing the asset based on owner and CE standards.
  • Acting with integrity when communicating with owners.
  • Maximizing financial performance.
  • Knowing, responding to and verifying market conditions.
  • Ensuring resident retention program is implemented and effective.
  • Creating a professional, safe and positive work environment.
  • Screening, interviewing and selecting prospective candidates for hiring.
  • Training all property managers and others as needed.
  • Supervising team member attendance and time cards (Via Paylocity).
  • Correcting time cards and approving/denying leave requests.
  • Coaching, counseling, developing and inspiring staff.
  • Setting expectations aligned with Company/department goals, recognizing achievements and holding team members accountable.
  • Completing annual performance reviews and merit increases on a timely basis.

Basic qualifications and competencies include:

  • 4 year degree or (4+ years) commensurate experience, fulfilling a District Manager position.
  • Experience using OneSite and MS Office.
  • Affordable Housing and Section 8 experience.
  • Willingness to operate out of, or spend a majority of time in and/or around the Greater Kansas City and Wichita Areas.
  • Open to additional markets possibly needing to be required.
  • Ability to travel extensively to both local and nationwide locations, as necessary.
  • Valid Driver’s License
  • CAM, CAPS, or CPM Certification.

Preferred qualifications and competencies include:

  • 4 year degree or (6+ years) commensurate experience, fulfilling a Property Manager position.
  • Proven 4 + years of experience using Property Management software such as Yardi, and OneSite.
  • Proven 4+ years of Affordable Housing experience.
