Education Requirements:

EPA Type II or higher.

DESCRIPTION:

 

To be responsible, under the direction of the Property Manager, for the overall maintenance of the property.

 

DUTIES AND RESPONSIBILITIES:

 

1.            Supervise and participate in all maintenance projects, including, but not limited to, the following:

a.            Repair electrical items, perform light plumbing work, perform carpentry work as needed to keep property in good condition and free of hazards.

b.            Maintain all exterior and interior hallway lighting by performing scheduled inspections.

c.             Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, and locks.

d.            Prepare units for move in by painting interiors and other duties.

e.            Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash and cleaning windows.

f.             Assist in grounds work, especially picking up trash from the grounds whenever needed.

g.            Repair concrete, masonry, roofing and fencing when required.

h.            Perform limited extermination services, when required, according to local, state and federal regulations.

i.              Complete service order requests within 24 hours as a general standard. 

 

2.            Train members of maintenance team.

 

3.            Take emergency calls according to the emergency call schedule set up by the Property Manager.

 

4.            Control stock and maintenance materials inventory.  Purchase, under the direction of Property Manager, inventory at the lowest price.

 

5.            Schedule maintenance personnel according to work order requests, move-ins and maintenance priorities.

 

6.            Assist the Property Manager in scheduling and performing annual apartment and safety inspections.

 

7.            Refurbish apartments prior to resident occupancy, to include all items on the make ready checklist in satisfactory order.  Ensure 50% of make readies at all times.

 

8.            Keep accurate records regarding preventative maintenance, work orders, apartment refurbishing, roof leaks, refrigerant logs, snow logs, MSDS sheets, equipment, inventories and purchase orders.

 

9.            Maintain all equipment according to manufacturer=s recommendations.

 

10.          Inspect all units, buildings, and common areas, performing repairs and janitorial assistance as needed.

 

11.          Locate water and gas meter cut-offs, fixture shut-offs and sewer clean -outs.  Post maps of all of these and list in the Emergency Procedures Manual.

 

12.          Secure storage areas and entrances and maintain adequate lighting in those areas.

 

13.          Be familiar with suppliers, their goods and services and any contract agreements between them and the property.  DO NOT initiate any contract labor without verification of worker’s compensation/General Liability requirements and approval by the Regional Manager.

 

14.          Supervise or perform snow removal and use of ice melt, as needed. Keep records daily.

 

15.          Perform swimming pool maintenance.

 

 

16.          Communicate to the Property Manager about any problems with property staff.

 

 

17.          Assist Property Manager in conducting monthly safety meetings.

 

18.          Implement preventative maintenance program per Maxus Policy and Procedures Manual and other service manuals.

 

19.          Abide by all Fair Housing regulations.

 

20.          Perform other duties as assigned by the Property Manager.

 

21.          Essential duties include:

a.            Capable of handling or gripping tools or equipment.

b.            Must be mobile to climb stairs or ladders to repair and inspect units.

c.             Must be able to lift up to weight of appliances.

d.            Must have trouble shooting and problem-solving skills, budgetary skills and ability to train subordinates.

e.            Must have effective verbal communication and be able to identify problems.

f.             Must be able to tolerate temperature changes and regional weather conditions and be able to perform out-door activities.

g.            Must be able to interpret work orders and communicate in writing to residents when completed.

h.            Must be able to report to work within 30 minutes when on-call.

i.              Must be able to drive as needed.

 

22.          Must hold a current valid driver’s license.

Requirements:

 

A minimum of 3 years previous residential apartment Supervisor experience

 

Must be EPA certified: Type I & Type II

 

CPO certification needed

 

Must be able to participate in on-call rotation
