Education Requirements:

High school diploma or equivalent.

EPA Type II or higher.

Description:

To be responsible, under the direction of the Maintenance Supervisor and/or Property Manager, to assist in the overall maintenance of the property. Great 401K, On Call Bonuses, and Renewal Bonuses.

 

DUTIES AND RESPONSIBILITIES:

 

1.            Participate in all maintenance projects, including, but not limited to, the following:

a.            Repair electrical items, perform light plumbing work, perform carpentry work as needed to keep     the property in good condition and free of liabilities.

b.            Participate in maintaining all exterior and interior hallway lighting by performing scheduled inspections.

c.             Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, and locks.

d.            Prepare units for move in by painting interiors and other duties.

e.            Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash and cleaning windows.

f.             Assist in grounds work, especially picking up trash from the grounds whenever needed.

g.            Repair concrete, masonry, roofing and fencing when required.

h.            Perform limited extermination services, when required according to local, state and federal regulations.

i.              Complete service order requests within 24 hours as a general standard. 

 

2.            Take emergency calls according to the emergency call schedule set up by the Property Manager.

 

3.            Assist in controlling stock and maintenance materials inventory.  Purchase, under the direction of Maintenance Supervisor, inventory at the lowest price, when requested.

 

4.            Assist in performing bi-annual apartment inspections.

 

5.            Refurbish apartments prior to resident occupancy, to include all items on the make ready checklist in satisfactory order.  Assist to ensure 50% of make readies are complete at all times.

 

6.            Assist in keeping accurate records regarding preventive maintenance, work orders, apartment refurbishing, roof leaks, refrigerant logs, MSDS sheets, equipment, inventories and purchase orders.

 

7.            Assist in maintaining all equipment according to manufacturer=s recommendations.

 

8.            Assist in inspecting all units, buildings, and common areas, performing repairs and janitorial assistance as needed.

 

9.            Assist in securing storage areas and entrances and maintaining adequate lighting in those areas.

 

10.          Be familiar with suppliers, their goods and services and any contract agreements between them and the Property.

 

11.          Perform snow removal and use of ice melt, as needed.

 

12.          Perform swimming pool maintenance (if applicable).

 

13.          Assist Maintenance Supervisor to ensure 24 hour turn around for all work orders.

 

14.          Communicate to the Maintenance Supervisor about any problems on the property.

 

15.          Attend monthly safety meetings.

 

 

16.          Assist in implementing preventative maintenance program per Maxus Policy and Procedures Manual and other service manuals.

 

17.          Abide by all Fair Housing regulations.

Must have experience in: HVAC, plumbing, electrical, carpentry, curb appeal.

Requirements:

 

 

HVAC certification required

 

Must be able to participate in on-call rotation

 

Previous Experience preferred
